Home / Revenue audit
See your hotel from the outside, the way guests see it.
In 7 days I'll show you how much you pay the OTAs, where direct bookings slip away and which five changes have the biggest impact in pesos. No logins needed.
What you get
Six deliverables, all backed by evidence
No loose opinions. Every finding comes with a screenshot, date and time.
- Your annual commission billWhat you pay per month, per year, and what share of your room revenue it represents.
- Rate comparison by channelYour website, Booking.com, Expedia and WhatsApp on a near date, a high-season date and a low-season date. Same room, same guests, same board, same taxes, same cancellation policy.
- Mystery shopping of your WhatsAppI message you as a real guest. I measure response time, whether you ask questions before quoting, explain why to book direct, try to close and follow up.
- A competitive set of 5 hotelsChosen by product, price band, location, amenities and reputation. Not just proximity.
- Your top 5 opportunitiesWhat's happening, why it matters, what it's worth in pesos, what we'd do and what still needs confirming.
- A 45-minute review sessionI present it in order of impact and we leave with a plan for what to fix first.
How it works
From first call to delivery
- Day 0You reach out and we confirm. I ask for your number of rooms, approximate occupancy and average rate. That's it.
- Days 1–6I work from the outside. I compare rates by channel, message your WhatsApp as a guest, build your competitive set and review your reputation on Google, Booking.com, Expedia and TripAdvisor.
- Day 745-minute session. Your commission bill, the five opportunities and the mystery shopping results. You keep the document.
- AfterYou decide. Run it with your team or let me handle it. If you choose the latter, the fee is credited to your first month.
FAQ
What owners ask me most
Do you need access to my PMS, channel manager or Booking.com extranet?
No. Everything is done from the outside, using public information and a test booking inquiry as a guest. I only ask for three figures: number of rooms, approximate occupancy and average rate.
How long does it take?
Seven days from confirmation. At the end we sit down for 45 minutes, in person or by video call, and I hand you the document.
What if it's not useful?
If you feel it wasn't worth what you paid after the session, you get 100% back. No fine print.
How much is it for a larger hotel?
MXN 7,500 + VAT is for hotels with 10 to 20 rooms. For 21 to 35 rooms it's MXN 9,750, and for 36 to 50 rooms it's MXN 12,000, plus VAT.
What happens after the audit?
You keep the map and the order to fix things. Your team can run it. If you'd rather I handle it, I'll send you a proposal with one recommended plan, and the audit fee is credited to your first month.
Do you work in English?
Yes. Meetings and the review session can be in English or Spanish, and the written audit can be delivered in English.
